Commercial Paving in Natrona County
Half our annual volume is commercial parking lots. We pave for property managers, HOAs, retail strip centers, churches, auto dealers, oilfield service yards, and industrial facilities across Casper and the surrounding cities.
Commercial work is a different animal from residential driveways: traffic counts are higher, loads are heavier, and scheduling has to work around your business hours. We specialize in night and weekend pours for active lots that can’t shut down during the day.
What We Handle
- New parking lot construction — from raw graded site to finished, striped lot
- Resurfacing and overlays — refresh an aging lot at half the cost of full replacement
- Mill-and-pave — surgical removal of distressed sections, new asphalt poured flush
- Crack sealing and patching — annual maintenance contracts available
- Sealcoating — commercial-grade coal-tar sealer for high-traffic lots
- Striping and ADA layout — fresh paint, ADA compliance, signage relocation
- Wheel stops, bollards, signage — full-service finish work
Lot Specifications We Build To
Standard commercial lot in Wyoming: 4 inches of asphalt over 6 inches of compacted base. For lots with semi-truck or RV traffic, we go to 5 inches of asphalt over 8 inches of base. Drainage is graded at 1.5–2.5% with positive flow to catch basins or daylight.
Every lot we pour gets a tack coat between lifts, proper joint construction at the perimeter, and a full pneumatic-roller pass before final compaction with a steel drum. The difference between this and a cheap pour shows up in 5 years.
Scheduling Around Your Business
We routinely run pours in two shifts so your lot is back in service the next morning. For busy retail or restaurant lots, we phase the work — pave half the lot, restripe, reopen, then do the other half — so you never lose all your parking at once.
Property management note: we provide certificates of insurance, lien waivers, and detailed progress invoicing for any project over $10K. We’re comfortable working with corporate procurement and insurance requirements.
Maintenance Contracts
The cheapest way to own a commercial parking lot is a structured maintenance program: crack sealing every 1–2 years, sealcoating every 2–3 years, patching as needed. Lots on this kind of program last 25+ years before major rehabilitation. Lots without it usually need full replacement in 12–15.
We offer multi-year maintenance contracts with locked-in pricing and scheduled inspections. Ask for details on your estimate.
Frequently Asked
Common Questions
How much does it cost to pave a parking lot in Casper?
New construction runs $3 to $7 per square foot depending on base requirements, drainage, and access. Overlays of existing lots run $1.75 to $3.50 per sq ft. We provide written, itemized estimates for every project.
Can you work nights or weekends?
Yes. We routinely pave commercial lots after hours or in phases so businesses can stay open. Night work has a 10–15% premium that’s usually worth it for active retail or restaurant locations.
Do you handle ADA compliance and striping?
Yes. We restripe to current ADA spec including van-accessible spaces, access aisles, ramp transitions, and required signage. We can also lay out new lots from scratch with ADA in mind from day one.
How long does a commercial lot job take?
A 20,000 sq ft overlay typically takes 2 to 4 days including curing. New construction lots depend on grading and base work; budget 1 to 3 weeks for a typical retail lot.
Do you offer maintenance contracts?
Yes. Multi-year contracts include crack sealing, sealcoating, patching, and annual inspections at locked-in pricing. They’re the most cost-effective way to extend a lot’s service life past 25 years.
