Why Sealcoat Your Asphalt
Asphalt fails from the top down. UV rays oxidize the binder, water gets into the surface and freezes, and the once-flexible matrix turns brittle and starts cracking. Sealcoating is a protective layer that blocks UV, sheds water, and resists oil, gas, and salt.
A sealcoat applied every 3 to 5 years effectively doubles the life of an asphalt driveway. In Casper, where we get both intense summer UV and 30+ freeze-thaw cycles per winter, the case for sealcoating is stronger than almost anywhere else in the country.
What Sealcoating Does (And What It Doesn’t)
What sealcoating does:
- Restores the deep black color of fresh asphalt
- Blocks UV oxidation and water infiltration
- Resists gasoline, motor oil, and de-icing salt
- Fills small surface imperfections (under 1/8 inch)
- Extends driveway lifespan by 5–10 years
What sealcoating doesn’t do:
- Fill cracks (those need crack sealant first)
- Fix base failures or sunken areas
- Hide alligator cracking — it’ll bleed through
- Repair potholes
If your driveway has structural issues, sealcoating won’t fix them. We’ll tell you whether to seal it, repair it, or replace it — and we don’t upsell.
Our Sealcoating Process
- Clean. Power-blow debris, scrub oil stains, and treat with a primer where needed.
- Crack seal. Fill cracks over 1/4 inch with hot rubberized sealant. Sealcoating over open cracks is wasted money.
- Edge by hand. Cut clean lines along concrete, garage doors, and gardens. No splatter.
- Spray or squeegee apply. Two coats of commercial-grade asphalt-emulsion sealer for residential, coal-tar for high-traffic commercial lots.
- Cure. Driveway closed to foot traffic for 24 hours, vehicle traffic for 48–72.
When to Sealcoat in Wyoming
Sealcoating needs at least 50°F surface temperature for 24 hours after application. In Casper, that means roughly mid-May through mid-September. We don’t do panic sealcoats in October — if it doesn’t cure properly it’ll wear off inside a year.
How often: first sealcoat 6–12 months after a new driveway is poured (the asphalt needs to cure first), then every 3–5 years after that. Heavy-traffic commercial lots may need it every 2 years.
Sealcoating Cost in Casper
Residential sealcoating runs $0.15 to $0.30 per square foot. A typical two-car driveway (800 sq ft) costs $150–$250. Commercial lots are quoted by the square foot with volume discounts.
Frequently Asked
Common Questions
How much does sealcoating cost in Casper?
Residential driveways: $0.15 to $0.30 per square foot, typically $150 to $400 total. Commercial parking lots are quoted by size and condition; we provide free written estimates for any lot over 5,000 sq ft.
How long after a new driveway should I wait to sealcoat?
Wait 6 to 12 months after a new asphalt driveway is poured before sealcoating. Fresh asphalt needs time to off-gas and cure properly. Sealcoating too early traps oils and weakens the surface.
How long does sealcoating last?
A properly applied two-coat sealcoat in Wyoming lasts 3 to 5 years on residential driveways and 2 to 3 years on commercial parking lots before reapplication is recommended.
Can I drive on it the same day?
No. Foot traffic should wait 24 hours, vehicles 48 to 72 hours. We’ll let you know exactly when it’s safe based on weather conditions on application day.
Coal-tar or asphalt-emulsion — which is better?
For high-traffic commercial lots, coal-tar is more durable. For residential driveways, asphalt-emulsion sealers perform almost as well, smell less, and meet local environmental rules. We’ll recommend the right one for your application.
