What Chip Seal Is

Chip seal is a surface treatment that combines a layer of hot liquid asphalt with crushed aggregate (the “chips”) rolled into the surface. The result is a durable, water-shedding surface at roughly half the cost of full hot-mix asphalt paving.

It’s the dominant surface for rural Wyoming roads and ranch driveways for good reason: it stands up to harsh weather, handles freeze-thaw well, and you can do a lot of driveway for not a lot of money.

When Chip Seal Makes Sense

Chip seal is the right choice for:

It’s usually not the right choice for short residential driveways near the house, where the rougher surface texture and visual appearance matter more than cost. For those, a standard hot-mix asphalt driveway looks better.

How We Apply Chip Seal

  1. Surface prep. Grade and compact base. Existing gravel drives often need 1–2 inches of fresh base added and re-compacted.
  2. Liquid asphalt application. Hot emulsion applied at calibrated rate with a distributor truck.
  3. Aggregate spread. Crushed chips spread uniformly with a chip spreader, immediately after liquid application.
  4. Rolling. Pneumatic rollers seat the chips into the asphalt before it sets up.
  5. Sweeping. Loose chips swept off after cure (usually 24–48 hours).

Chip Seal vs. Hot-Mix Asphalt

  • Cost: Chip seal runs roughly $1.50–$3.50 per sq ft vs. $5–$12 for hot-mix.
  • Lifespan: Chip seal: 7–10 years before recoat. Hot-mix: 15–25 years before major repair.
  • Surface texture: Chip seal is rougher, louder under tires. Hot-mix is smooth.
  • Maintenance: Chip seal can be re-coated; hot-mix can be patched and sealcoated.
  • Look: Chip seal looks like a county road. Hot-mix looks like a city driveway.
